What a combined OPA and ZBA is

Many projects fit neither the Official Plan designation nor the zoning that applies to the site. When both need to change, the standard route is to file the OPA and ZBA together: one submission package, one Planning Justification Report covering both instruments, one statutory public meeting, and one council decision.

Running the two applications together saves money and months compared to processing them in sequence. Our fixed fee covers the full package: planning and policy analysis, the Planning Justification Report, the draft Official Plan Amendment and draft Zoning By-law Amendment, formal submission, and responses to municipal comments through to a decision.
