What Planning Due Diligence is

Before you buy a property or commit to a design, due diligence tells you where you stand. We review the Official Plan designation, the zoning and its provisions, secondary plans and overlays, and constraints such as heritage listing, conservation authority regulation, or site-specific by-laws.

You receive a plain-language memo: what is permitted as-of-right, what your concept would require, which applications, roughly how long, and a clear read on risk. Every report is prepared and signed off by a Registered Professional Planner, so you can rely on it in a deal.
