Section 50 of the Planning Act restricts how land within a registered plan of subdivision can be divided. A Part Lot Control Exemption is a by-law, passed by the municipality under Section 50(7), that lifts the restriction over your block so each freehold townhouse or semi-detached unit can be conveyed on its own title.
It is the standard final step for freehold townhouse projects, usually after construction has located the common walls precisely. The work includes coordinating the reference plan with your surveyor, preparing the exemption request and draft by-law, and liaison with municipal staff through enactment and registration on title.
